Getting Started

Washburn Builders will sit down with you to listen, suggest, and help shape your vision for an affordable, realistic, and timely project that will put equity and enjoyment into your home for years to come.

TIP: When you are beginning to think about a building project, start a list of ideas and features that you hope to include. Take photos of houses and cut articles from magazines of features that interest you. Revisit your list as the design and budget progress, to see how things evolve from your early ideas. Later, when the design is just about complete, check your now refined list to see if you have met your goals.

Planning & Budgeting

Early estimates can be made based on preliminary sketches and discussions, but a realistic accounting will require some design and drafting work.

Washburn Builders can assist your architect, or work from plans they are developing for you, to estimate costs as a project evolves towards a final design. Determining the cost of various components during the design phase enables a client to prioritize their needs and wants and properly size the project.

Projects can be phased to take advantage of a client’s cash flow. Alternative materials can be priced to help make design decisions and prioritize selections. Budgeting costs affords clients the opportunity to choose the most affordable and cost effective solutions for their project.

For clients who do not have an architect, Washburn Builders offers an in-house design service for simpler and straightforward building projects, as well as the preparation of project specifications written in laymen's terms in order to obtain required building permits.

With detailed specifications in hand, Washburn Builders can prepare an accurate, firm contract bid price.

Building & Project Management

Helping a client understand the building process, answering their questions as the job progresses, and helping the client understand what is taking place is Rich Washburn's most important job as a builder.

He must successfully interpret the plans and specifications into a finished home or addition that fullfills the client's expectations, help them visualize the finished product, and assist them in making decisions about their home.

This requires numerous discussions and progress reviews between the client and Rich to ensure the work results in something the client expected, or to identify what has to be revised to do so. Rich will break down the project into easy-to-understand steps that can be followed throughout the course of construction.

Being a small builder by choice enables Rich to take an active role in all aspects of a project. He understands the most successful projects require frequent job site review and discussion with his clients.

He personally lays out and supervises all foundation and carpentry work. While Rich relies on the best plumbing, heating, and electrical contractors available, he still plays an active role in laying out their work and reviewing it.

All finish work, such as interior finish carpentry, ceramic tile, cabinet and appliance installations are also closely supervised, and discussed on a regular basis with the client.
